Property expert Sarah Beeny is known for presenting a plethora of TV shows including Property Ladder, Double Your House for Half the Money and her latest show, Sarah Beeny’s New Life in the Country. The DIY and property whizz often shares her wide-ranging knowledge with anyone looking to sell or buy a property. For buyers looking to purchase a property, Sarah has shared the “key things” they should look out for when viewing a home.
Sarah shared the advice in a video for her online estate agent site, Tepilo.
The property expert said some homes buyers look around will appear “faultless” but it’s worth looking out for a few issues as they may need dealing with once new owners move in.
Sarah said to look around for signs of damp.
She explained: “Most damp is quite easy to fix but it’s important that you really understand why it’s there so that you know how to solve it.”
Sarah said buyers need to ask state agents how old the wiring is.
“Look at the consumer unit, which is generally under the stairs, and make sure that it’s really up-to-date,” she said.
When it comes to heating, buyers “need” to be asking several questions when viewing a property.
Sarah said: “When was the central heating fitted? How old is the boiler?
“Is it under guarantee? All these are things that you need to ask.”
As the pandemic continues, it’s likely the importance of outdoor space will remain top of the priority list for many buyers.
However, if buyers aren’t sure what type of garden they’re after, then these hints from Sarah could be of use.

She explained: “Does the garden matter to you? Which way is the house facing? Is it going to be a north-facing house or a south-facing house?
“If you don’t want a dark garden, you need to be aware of this.”
If a buyer has got lots of clutter and there’s not much storage, it’s unlikely the property is going to look as good once they move in.
Sarah said there are a “few things” buyers need to be aware of when looking at the outside of a property.
She said: “Look for slip slates or tiles because it may mean that the roof will need replacing at some point in the near future.

“Then look at the flashing around the chimney and see if that’s falling away.”
Buyers should also have a look at the guttering to see if it’s slipped down or if it’s old and needs replacing.”
Subsidence can be a homeowner’s worst nightmare and can lead to costly repairs and damage.
Signs of subsidence are usually things like cracking and irregularities in the vertical and horizontal lines of the windows.
Sarah said these lines around the windows may not be as “horizontal or vertical anymore”.
She added: “It isn’t necessarily a problem, but it’s a sign that you need to look out for.
“Lastly look for belying or bowing in the walls so that might be a vertical wall here with a little bow in it and that may mean that the building needs tying together.
“None of these things are a disaster you shouldn’t necessarily not buy the house.
“You should just be aware that remedial action may well be needed.”
